Rental Property Advice
We appreciate that as a property Landlord, you require to achieve the highest rental income possible. To enusre you can maximise your returns, we will advise you on possible improvements or requirements in respect of your property. Acting on these recommendations could significantly increase your property’s rental value. Project management services are offered to assist you with any proposed property refurbishment or modernisation which you may require. We realise your time is important and our professional support is available to assist as and when required.
Find a Tenant
VFM will advertise and find you a tenant fast, as soon as you give us the go ahead. We realise that time is important and we will prioritise your property to ensure you can sign up and obtain rental income as soon as possible. As you would expect of a professional lettings management company, all of our tenants are thoroughly vetted by obtaining references and credit checks. In some instances they may also need a guarantor as an absolute safeguard for your peace of mind.
Following our initial advice, we will market your rental property as agreed, including carrying out viewings the resultant introduction and vetting of a prospective tenant. Thereafter we will progress tenant negotiations on your behalf leading to early drafting of a tenancy agreement and inventory (record of condition) of the property.
Lettings Management Services
A range of management services are offered providing landlords with a flexible choice of service levels.
Subject to the service levels agreed with you, periodic inspection visits will be carried out during the tenancy at the frequency specified. Meaningful, structured inspections are not just lip service and are designed to identify any potential maintenance issues along with professional advice and recommended actions. VFM will oversee and account for any necessary repairs or works which may be required as instructed.
Collection of rental payments is an important part of the service with rent income being credited automatically to your landlord nominated bank account.
As the tenancy term progresses and nears expiry, we will undertake tenant negotiations on your behalf subject to your instructions and approval. Renewal of the tenancy will be agreed accordingly or alternatively, tenant check out arranged as appropriate.

Letting only service
Dependent on your circumstances, attitude to risk and expertise as a landlord, a more limited letting service may be preferred. Savings can be achieved by reducing service requirements to simply marketing of the property to find you a tenant. Our duties would normally allow for arranging and attending viewings leading to the introduction and vetting of a prospective tenant. We are however flexible in our approach to ensure that we tailor our input to meet your specific needs.
We would also normally prepare the tenancy agreement and inventory and collection of the first month’s rent in addition to a security deposit. These monies would then be credited to you less our agreed fee. If you choose this alternative, then managing the tenancy including maintenance and rent collection therefter would then be your responsibility.
